A Butte sweep usually starts with a question the homeowner cannot answer: how many flues does this chimney actually have? Uptown stacks routinely carry two or three, and only one is generally still in service. The others were closed off during some renovation between 1950 and 1985 and have been quietly taking on water ever since.

We work top-down with rotary rods, sized to whatever the flue turns out to be rather than to what we assumed from the street. Terra cotta liners from this era crack in a distinctive way - vertical splits along one face, usually from a single overheating event decades ago - and a camera finds them in a couple of minutes where a brush alone never will.

JobTypical price
Single flue, ground-accessible$180 - $230
Uptown steep-pitch or two-story access$230 - $280
Second or third flue, same visit+$90 - $130
Camera inspection of a suspect liner$250 - $400

What the century-old liner problem actually looks like

Unlined and partially lined chimneys are common in the oldest Butte housing, because clay tile lining did not become standard practice until well after a lot of these houses were finished. What you get instead is brick and mortar doing the liner's job, which works until the mortar joints on the interior face erode. Once flue gas can reach the brick directly, and once it can pass from one flue to a neighbouring one through a failed dividing wythe, you have a genuine problem that no amount of sweeping fixes.

This is the main reason our Level 1 inspection is not a formality. On a newer chimney it confirms what everyone expected. Here it regularly turns up the thing that changes the plan - and finding it in September, with the option to reline before the cold, is a very different conversation from finding it in January.
